With 4 generous sized bedrooms, 4 living areas, a study, large corner kitchen with island bench and covered alfresco.⁣ + How much extra will my build cost?💰⁣ ⁣ "Is that the complete build price?" ⁣ "What about the driveway?"⁣ "How much per square metre?"⁣ ⁣ Most pricing you see advertised from builders are their base costs, not the complete build price. What is included in this base cost varies from builder to builder. 📈📉For that reason it's difficult to compare pricing until you have a more level playing field.⁣ ⁣ The good news is that you can compare 🍎 to 🍎's by developing a clear understanding of what you want included early on in the quote process.⁣ ⁣ Get a list together of exactly what you want included and give the same list to each builder. For example floor to ceiling tiles in all bathrooms, stone benchtops in kitchen, bathroom and laundry, WIR fitout, ducted heating/aircon.⁣ ⁣ Make sure the plans are comparative also with similar sizing & features, such as WIP, ensuite, alfresco. ✍⁣ ⁣ Many builders will now offer fixed site costs to give you some peace of mind. So many choices now with exterior colours. Bricks have made a big comeback in the last couple of years, as well as using a feature stone or tiles on the facade. Options for easily adding a butlers pantry or covered alfresco.⁣ + It's a question I get asked all the time...⁣ for good reason, site costs can be one of the largest "hidden" fees.⁣ ⁣ Site costs cover anything not included in the base cost of building a home. ⁣ ⁣ This includes:⁣ Site infrastructure costs - like soil tests, temporary fencing, OH&S fees, council fees and insurances.⁣ Site works- to prepare your site for the build, such as levelling out the site, removing rock, retaining walls, water & sewage connection.⁣ ⁣ It's important to check & compare the builders standard inclusions carefully as many of these fees may be ADDED on later at quote stage. ⁣ ⁣ The good news is many builders now offer fixed site costs to give you some peace of mind going into the build.⁣ For a typical estate build in Melbourne on a flat block most builders I talk to offer fixed site costs around 10k.⁣ ⁣ For a knockdown rebuild or sloping block usually multiple soil tests & engineering reports are needed before site costs can be finalised and these may increase or decrease AFTER your build has begun. ⁣ ⁣ Don't judge by a base build cost you see advertised, always ask the builder about site costs and any extra fees.⁣ + "I'm looking for a large 40sq+ home desIgn with a void area, study & guest bed downstairs for 18m frontage."⁣ (Enquiry earlier in the week in Upper Point Cook Estate, Point Cook)⁣ Introducing the Bluewater by @gjgardneraus.⁣ + Loving this light filled kitchen layout. We had them installed this week by @diyblinds. So happy with the result. 💯⁣ ⁣ We got block-out blinds as well to help keep the heat in for the colder months when we can hibernate and have them closed all day long & sheer curtains for the luxe look.
