Stockland has launched its newest masterplanned community, Starling, located in Officer – with the first land release selling out in under 24 hours.

The sell-out response highlights the appeal of well-located, thoughtfully planned communities like Starling, particularly among first homebuyers and young families seeking affordability, lifestyle and long-term value.

The next stage of residential lots is set to launch on Saturday, 7 June 2025.

Located in Melbourne’s south-east, Stockland Starling will be a vibrant and connected community, offering 281 residential lots across more than 14 hectares. Residents will enjoy convenient access to nearby schools, shops, parks and public transport.

The suburb of Officer has been earmarked by the Victorian Government for major infrastructure upgrades and job precincts, with significant investment in new roads, public transport and the Officer South State Significant Industrial Precinct, which is expected to support more than 20,000 jobs. The area’s population is projected to more than double by 2031.

Among the first to secure land in Stockland’s initial release at Starling were Sajith and Mihirika Satharasinghe. The couple currently live in the nearby Stockland Minta community and were looking to upgrade to a more spacious home to accommodate their growing family. With their children set to attend a nearby school, the move to Starling was a natural next step.

“The opportunity to purchase land in the very first release at Starling gave us the opportunity to buy in a location that meets all our needs - and at an affordable price, something that we couldn’t find anywhere else,” Sajith said.

“Moving from Minta to Starling feels like a natural progression for us. We’ll be close to the amenities that are important to us like public transport and our children's school.

"Officer’s central location and proximity to major roads also means we’ll be able to stay connected to our family and friends right across Melbourne’s South-East and beyond,” Sajith added.

The community adds to Stockland’s portfolio of established communities in Melbourne’s South-East, including Averley in Pakenham East, Minta in Berwick and Evergreen in Clyde.

Stockland Development Director Sommer Liston said the early response to Starling has reinforced confidence in the project and the level of demand for quality, well-connected communities in the area.

“Our buyers see the growth, lifestyle and the long-term value on offer here. The launch of Starling marks an exciting milestone for Stockland, as Officer continues to evolve into a vibrant residential, social and economic hub,” Ms Liston said.

Land lots in the next release at Starling range from 255 square metres to 361 square metres, with prices starting from $359K.
