When constructing a new property, many people make the mistake of choosing a builder based on square metre rates.

However, this can actually be a big mistake; not only can the pricing be incredibly deceptive, you may end up compromising cost for quality, which can lead to a myriad of other problems down the track.

Here is why you shouldn’t choose a builder based simply because they have the lowest cost to build a new house.

Countless elements make up any building, and all of these elements can vary in quality and, therefore, cost. From carpet to timber to taps to paint to sinks – the elements you choose for your home will have a significant impact on the overall price of your build.

All of these variables mean that it’s impossible to know the complete cost until you have selected all of your home interior & exterior selections.

Different types of houses, as well as the rooms within them, can significantly affect the cost of a build. For example, kitchens and bathrooms are known to be more expensive rooms to build when compared with bedrooms.

Additionally, the dimensions of a house’s design can affect the cost. For example, while some houses may have the same square footage, the shape and dimensions of the house may mean that one house has a greater wall area than another.

As such, this house would require more materials such as insulation, windows and doors, which can quickly increase costs.
