Can a builder deliver 400 homes a year and still feel personal? 5AB Homes thinks so

"Our sole objective is to make house-building journeys happy, memorable and hassle-free," the company says. It's a straightforward approach that shapes every part of how 5AB Homes operates, from first consultation through to handover and beyond.

From a single Craigieburn office to 400+ builds a year, 5AB Homes has grown fast, expanding across Victoria, and beyond. The two-time Emerging Builder of the Year has done it without ever losing sight of the client in front of them.

When 5AB Homes opened its doors in Craigieburn in 2015, Melbourne's northern growth corridor was just beginning to take shape. A decade on, the builder has scaled into one of Victoria's most active volume home builders, delivering over 400 homes a year across metropolitan Melbourne, Geelong, Ballarat and regional Victoria, with a recent expansion into South Australia now underway.

For a builder operating at that scale, what stands out about 5AB Homes is the degree to which it has held onto the things that define smaller, more personal operations: close client relationships, transparent communication and a genuine investment in the experience of building a home, not just the outcome.

"Our sole objective is to make house-building journeys happy, memorable and hassle-free," the company says. It's a straightforward approach that shapes every part of how 5AB Homes operates, from first consultation through to handover and beyond.

Two ranges built for two different buyers

5AB Homes currently offers two core residential ranges, each aimed at a distinct segment of the market.

The Portfolio Xpress Range is designed for buyers who want smart, flexible layouts without sacrificing quality, a value-focused offering built around modern living in Victoria's growth corridors. It's a well-suited starting point for first home buyers and investors alike, where the fundamentals are done well and customisation options let buyers make it their own.

The Fabulous Range sits at the premium end of 5AB's offering, a collection of larger, more architecturally considered homes for families after more space and a stronger street presence. Both ranges are backed by the same build standards, supplier network and quality assurance process that runs across everything 5AB delivers.

Beyond the ranges, 5AB also builds fully custom homes and handles sloping block and acreage sites, versatility that matters in a state as topographically varied as Victoria. That breadth also gives buyers genuine flexibility regardless of their land type or budget, without the need to switch builders mid-journey.

Designed around people, not just plans

5AB's current design catalogue covers the full spectrum of Victorian buyers.  Their current range spans from compact three-bedroom designs, well-suited to narrower lots or more budget-conscious buyers, through to expansive double-storey homes built for larger families.

Facades are treated as a considered part of the design rather than an afterthought, which matters increasingly in estates where streetscape guidelines are tighter and buyers want their home to read well from the kerb.

Transparency as a building block

One of the more tangible differentiators in how 5AB Homes operates is its building process, structured, clearly communicated and tracked through the BuilderTrend app, keeping clients updated on site progress in real time.

The pre-site process runs through six defined stages: new home selection, paperwork and design review, the preliminary agreement, colour selection, contract signing and site start preparation. Up to three design revisions are included before a structural lock-in, a practical concession to the reality that buyers' ideas evolve as they see drawings come to life.

The price guarantee is equally concrete. 5AB plans each build with costs locked in from the start, and every home comes with fixed site costs included, no bill shock when the slab goes down.

"With your hard-earned money at stake, it's important that you're confident in your investment," the builder notes. For first home buyers in particular, a significant portion of 5AB's client base, that certainty is hard to undervalue.

Every home also includes council approvals and building permits, temporary fencing, full termite treatment and a 7-star energy rating, the kind of inclusions that are easy to overlook when comparing builders on headline price alone, but add up quickly when they're not included.

Quality from the ground up

5AB Homes holds membership with Master Builders Australia and treats quality as a structural commitment rather than a marketing line. Contractors and suppliers are vetted carefully, a dedicated inspection team monitors every stage of construction, and the work doesn't stop at handover.

Post-completion support and regular inspections are part of the standard offering, alongside a builder's warranty covering the home and all major systems. For buyers going through the process for the first time, that ongoing access to the team removes much of the anxiety that can linger after keys are handed over.

The client feedback reflects it. One couple building in Tarneit noted their home was fully customised with extensive changes, and credited the team for patience and professional guidance throughout.

Another, building two single-storey homes simultaneously in Ballarat, described the process as exceptional, both builds completed in around four and a half months, with the director personally meeting with clients at handover to check in on the experience.

A first home buyer summarised it plainly: "my entire journey from planning to execution and handover was easy, professional and excellent."

A footprint that's still growing

Headquartered at 7 Grasslands Avenue in Craigieburn, with a regional presence in Wendouree near Ballarat, 5AB Homes now builds across Melbourne's north, east and west, Geelong, Ballarat and the broader regional Victoria corridor.

The recent move into South Australia, where the state government has abolished stamp duty for all first home buyers building a new home, signals the next phase of the builder's expansion and positions them well to meet growing demand in metropolitan Adelaide.
