HIA's 2020 Top Home Builders List


The Housing Industry Association (HIA) has just released their ‘Housing 100 Report 2019-2020’, offering an insightful look into how the property market has performed over last 12 months. Importantly, the report also revealed Australia’s Top Home Builders for 2019-2020.

While many of the nation’s largest builders have managed to retain their long-held market share, the report revealed that the builders whose focus lies in the building of apartments and units are rising quickly to the top of the market.




Metricon Homes Number One Yet Again

Metricon Homes was revealed as the nation’s number one residential builder. Metricon Homes reported a total of 4,534 new home starts across Victoria, Queensland, New South Wales and South Australia. Of these starts, 4,303 were detached houses and 170 were semi-detached dwellings. The property giant has now held the number one spot for five consecutive years, with 19% more new home starts over the 2019-2020 period than runner up Hutchies.


An Unexpected Runner Up

This year’s report showed that the trend towards higher density living is still strong. Rising fast up the HIA’s Housing 100 list of most active residential builders in 2019-2020 was Hutchies. Hutchies accelerated rapidly up the list this year, with 3,820 housing starts, followed by Multiplex with 3,486 starts.

Hutchies’ jump to the number two spot is significant given that they did not make the top 20 at all in 2018-2019.

In the 2018-2019 period, Meriton Apartments held second place and represented the demand for high density living, but have since slipped out of the top 20 themselves.

As Australia’s largest builder of apartments, Hutchies’ speedy ascent to the top two is a testament to the increasing demand for high density living, with the Housing 100 builders constructing 11.2% more units in 2019-2020 than the previous period.


The Rest of the Top 20

The other builders to secure a place in the top 20 (in order of appearance) were: ABN Group, MJH Group, Simonds Group, BCG Housing Group, Dyldam Developments, GJ Gardner Homes, Henley Properties, Carlisle Homes, Porter Davis Homes, Parkview Construction, AHB Group (including Sherridon Homes), Hickinbotham Group of Companies, Creation Homes Group, Silvestro Building Group, Burbank Group, Coral Homes and GEOCON.


Future Trends

Whilst the 2018-2019 and 2019-2020 financial years have been difficult periods for the property market, this does not necessarily predict a further contraction in the upcoming period.

The Federal Government’s $670 million HomeBuilder package has already been effective at steering the market away from a looming collapse with new home sales beginning to see a substantial increase in the most pandemic-free states; Western Australia, Queensland and South Australia.

For the most part, the stimulus package has proven to have the impact it intended on spending behaviour, which pundits predict will help soften the blow of the pandemic in the 2020-2021 period.
